Condition Report (Level 1)

  • Best for: Newer or well-maintained homes.

  • Includes: Basic overview of the property’s condition; identifies urgent defects.

  • Does not include: Valuation, detailed inspection, or repairs.

Homebuyer Report (Level 2)

  • Best for: Conventional homes in reasonable condition.

  • Includes: Visual inspection, advice on repairs, and property valuation (if requested).

  • May identify: Damp, subsidence, insulation issues, etc.

  • Best for: Older, larger, or altered properties (or if you plan major renovations).

  • Includes: In-depth analysis of structure and condition, including hidden defects.

  • Detailed advice: On repairs, maintenance, estimated costs.
